I called my realtor who checked - it is Not a Short sale.

You sould check with the HOA to see if you're allowed long-term rental of the home that is there and what the terms and conditions are. 

I'll be sure to check it out and explore it more.

But if not, then I may check some of these out!

@Justin Stryker.  1st:  Contact your MLS customer service and just ask what the differences [with them] are to switch to non-Board Member/Non-Realtor. 

I now have an LLC with a business checking account and credit card that I just established to separate my business transactions and personal.

The users you're trying to engage will check you out all the major platforms and then Google you. 

I just checked both MLS systems used in GA.

I reached out to Arcana (now MSI) as they are recommended by a number of threads I've seen on Bigger Pockets...They don't deal with customers directly, but did offer a list of agents/companies that will.
