I've had comps ran by a local realtor and she states that with some cap ex expenses of 15k I could get about 360-370k for the residence, she also believes that if I do 35k more in renovations like a new open concept kitchen, bathrooms, siding, landscaping and other important features on the home that we could shoot for 410-425k.

I still had a 7 day DD (due diligence) period to get a survey, clarify zoning, etc.If the market was so competitive I had to consider waiving crucial diligence and couldn't check things out, I'd change my method of searching and or asset class.

These buyers prefer rustic modern (think Magnolia Homes) and, especially, if you go the extra mile to keep and highlight any existing historic home features (cove ceilings, please double check for batchelder tile on the fire place!
