I can still source directly on my own but I've thrown my info out there a few times already to supposed wholesalers only to be spammed with deals that are CRAZY.

If I did source the tenants personally I was thinking perhaps leveraging a university housing organization or general point of contact at one of the local hospitals. 

I know nothing about real estate investing and YouTube has been my source as of right now.

If you can source the right sized sashes, then you could easily do it.

If that condo collapse did not tell everyone on the face of the planet that inspections are critical and HOAs don't always do the right thing at the right time, then just go home.Your buyer isn't under contract so you have nothing. 

Moisture is not good but if there’s no damage/corrosion of the live equipment then it’s not necessary yet and your better off dealing with the source of the moisture.
