Looks like 80817 is $3460 for a 4br: https://www.huduser.gov/portal/datasets/fmr/fmrs/FY2024_code...Though of course when you take out utilities and such, that number is a lot closer to market rate nominal rent.

My credit score is an excellent and I have a great W2.

Partnering with someone who has cash would obviously work and often times your credit, income, and even labor could be beneficial to them. 

Asking residents to confirm they had no prior evictions, met income requirements, and had the minimum credit score didn’t ensure they were going to tell us the truth, but it did at least allow the honest ones to opt themselves out.

I heard David Greene talk about getting a line of credit with a bank and then make a deal that you refinance with them.

I would love to know this too as I am looking for a mastermind group to join and help with knowledge sharing, learning, skill development, conacts/networking, accountability and of course fun...which is highly underrated. 

I'm long DFW, San Antonio, and Houston real estate and will tap out when that transition has a stronger course and likely get a high(er) appreciation from it. 

In order to book a showing they have to answer several questions like is their credit score 600 or higher.
