The past couple of years I've been using mint.com and it's made tax time easier when separating out rental and personal expenses.

So after a couple of weeks dealing with the death, I returned to Pittsburgh, and take a look at the property, purchase price 23,000 and it was a little rougher then what I expected.. lots of trash, holes everywhere, nothing salvageable, ( previous squatters)...

The phaseout for this deduction begins at $100k for married couples and reduces the allowable loss  of $25,000 is reduce by 50% of the amount that your AGI exceeds $100k...until $150,000 at which point the loss is disallowed completely. 

I’ve been waiting for leases, tenant estoppels, etc for a couple of weeks now.  

The current owners are married, in their 50s, college educated and empty nesters.

I have a couple SF units as well and went with wood laminate in those (I allow most pets in these units).

There are a couple builders building in San Angelo right now who are buying lots, you might consider wholesaling your lots to them or partnering with them in order to learn.

I had a couple of HELOCs with them and could not be more disappointed in the way they treated me as a long long time customer with not insignificant assets with them.

They are in this for the long haul.I also know a couple of great contractors that I've spent roughly $500k with in the last year and a half or so between the two that I can recommend.As for the auctions, I have not gone personally, but I know some experienced investors that used to go before the market became supersaturated.
