One thing with out of state investing - your returns are more a function people management skills than underwriting skills.

I am calm under pressure with superior time management and conflict resolution skills.

I'll be using this time to sharpen my skills finding and analyzing deals.

I'm not saying don't go for it though, it's an incredible skill to have under your belt especially at that age.

I  have come to notice that through my skills, I can go the route of rental properties.
