If you think you can sell it fast and it wont sit on the market forever I personally would flip it and start another project.

Maybe we'd get into a situation where those houses are valuable someday but it's a very blue collar area and the lots/houses are so teeny tiny there it would take forever before there's value in doing something in that immediate area.

Once I was over the road (CDL Trucking) the friends decided to stop paying rent I fell behind and had to leave the job for a family emergency and lost the job and all my bills consumed me.

Maybe this is more a vent session but being a new investor I'm shocked that Pro Formas are as misleading as they are.I'm dealing with sellers who are selling to investors but their Pro Formas are written as if they were selling to consumers.
