The majority owner likely has a claim against the son for monies not forwarded but I suspect that right would not transfer to a new owner, unless specifically included.

Most likely, the lease is still effective (for duration of lease) in the event of a transfer of ownership.

So it will have to be a balance across reducing their rent and showing them the average historical utility cost before making the transfer of utility to them. 

What do you do on the off chance (perhaps increased by two title transfers and insurance issues) if the underlying loan gets called?

Absent capacity, powers and authority, grantors' QCD's serve only to release but not affirmatively transfer their interests, if any.

Houston job economy is so diverse now that I don't think it would be hard for people to transfer their skills.

It is as good as cash and it isn't very easy  for an otr trucker to get anywhere but a truck stop when they are on the road, but they can simply transfer comdata money while they are on the road. 

Hopefully you have some paperwork from the original owner which documents the sale/transfer of ownership which would explain why the eviction is filed under your name.
