@Tyler Wade I currently deal with about 25 to 40 properties a month here in San Antonio and from my experience I can't completely agree with @Jonatan Barbera on the flips.

With a current value of about 32kProperty 2, needs re-habing and will also rent for $750 once completed.

You potentially completely mitigate taxes altogether using the 1031.  

We assumed liability for all repairs unless they were insurable losses, and if those happened we pay the deductible and she has to file the claim. 

I've done a few flips in the past but the contractors were quite expensive and on the slower side for completing the work.

Truth time, I do plan on seeking a wholesale coach and I did a BP search for Tom Krol and some people have crapped all over his claims - nobody has said anything negative about Engelo or Memphis Invest (the other Turnkey operator I have property with) during the times I researched both companies.
