Direct sales comparison is the best and most accurate way to value 3-4 unit properties.Cap rates are useless because there is no source for verifiable cap rate comps.GRM is a method that could be used as all you need is a knowledge of market rents and sales price.The caveat with that is you need to use comparable properties with similar expenses.
