It sounds to me like he's trying to squeeze some work out of you.What is common for your market?

I mean there is always a chance you can jump off of a 100 foot cliff and survive but that is not the common or best way to get to where you want to go and 9 times out of 10 you will never make it, only jam yourself up.

I work professionally as a property manager for an apartment community of 256 units so investing in real estate and eventually trading up to small Apartments is kind of a no brainier for me.

I will have to look into going to the foreclosure auction, thank you Marcus.depending on area investors kind of shoot for that 1% rule so that would put market value with 950 rent at 95 or so minus repairs.. at least what I have seen in parts of FLA maybe that area landlords will pay more.

I am forming a team/business partner to start on real estate investing, and I want to ask if we need to get some kind of formal business licence such as an LLC...or we can just do it in personal/individual level? 

If you are actually buying the property, a 5 or 10% deposit is fairly common practice. 

its kind of nice to see things leveling off .. so you just need to back into your deals at todays prices..
