We are regulated by the Securities and Exchange Commission and are independently audited on an annual basis so must conduct our business strictly by the book so to speak...so yes, we are legit 😀 And yes, that is how our flow of funds work - bond sale proceeds go into their own account and then to our borrowers.

I don't totally understand where the agents are in this (sounds like you're direct to seller), but if some commission is needed, you'll have to do that minimum.But ask what she needs to walk.

I've seen it plenty of times (and even had a client that fell for it) where a landlord wants to sell a property and signs bad tenants on terrible leases just to get one last commission check and show 100% occupancy and pad the sale price.
