I have had 4 clients now here in CT that have purchased homes with a 203k loan and in those experiences I would say the following is key:Due your due diligence upfront to find a lender that is known for doing 203k loans in your area.

Kevin's Attorney called Seller's Attorney who did pick up the phone at that time and Seller's Attorney claimed he was sick with the Flu and was not in the office to take care of the Cancellation.Kevin's Attorney, a week ago, was tired of waiting and then sent a Demand Letter in Writing to Seller's Attorney to promptly return deposit.Kevin went to find out more about the Seller's Attorney, specifically if he had any problems.We searched a public Court Website and found out that the Seller's Attorney was sued by a Client that was Purchasing a Property.

The company has been in operation for multiple decades, has great client loyalty, and consistent revenue and earnings.

If there is little equity, then it's not terribly tempting for most attorneys to want to bother with... they'd probably tell their client that there is not much of any asset to "go after."

I had a client who when looking at a house noticed the plaque she gave her bus driver 30 years ago when she was 6.

I am curious to learn a bit more about these unique things. 

@Ram Su the issue with AM Fam and SF is they each have their own unique policies that are not standard to the rest of the marektplace. 

In short, however, I've seen many clients approved <2 years documentation.

I have done it before with previous clients rebating half of the commission at closing but $12,000 out of $15,000 is a bit much.
