I had trouble finding a reliable carpenter but could give you some referrals for electrical and plumbing/HVAC.  

Also if i rent it out myself through VBRO, any recommendations for good cleaning crew and handy man?

I actually like to get a tenant out, take a couple weeks to make all of the necessary repairs, cleaning, etc.

Also references from other people that say that you keep a neat and clean houseThen I would do some kind of lease purchase arrangement and not a lease with option, will you put 3% into an account, Lease for 12 months, keep your credit strong, and then buy the house.

Also take pictures of all the light fixtures, electrical panel, the furnace/AC (mechanicals).

The problem now is how to clean all the dog poops.
