Isn't there a way to get these things shut down?

I thought I had it bad this month with the 12 vinyl windows that the tenant destroyed by screwing them shut.

Perhaps she should have and that might have shut her up, but imho she wisely just let her rant.  

Thinking of hiring a property manager as my other renters (different house) have been having the Church pay their rent for past 3 months, I'm sure the Church is about done with paying for them. 

Takes just a neighbor to complain then housing department shuts them down.

I had to respond with a affidavit that I did not make a loan there never have and never will without a license... so advertsing for loans there would get you shut down pretty quickly.let that person turn you in.. and see what come of it...

He said the tenant shut off the line to the fridge and the leak stopped.

It was not a fortune but paid for a pizza dinner out with my wife and a couple friends.Three fourty yard dumpsters and a few donations to the local church later I was finally able to assess the situation.

You might also ask around, one of your friends, fellow church/synagogue/mosque/whatever attendees, or other acquaintances might know of some good contractors, or even a good handyman who will do the work if you provide the material.  

However, is it possible for you to shift the water bill to the tenant by either 1) incorporating the cost into the rent or 2) having the tenant put the water in their name (this should only be done if the agency allows it and they will shut the service off if it goes unpaid and will not impose a lien on the property.
