We added a new roof, furnace, siding, windows, concrete driveway, updated the kitchen, master bathroom, added carpet and flooring throughout.

The house is in good condition, just need paint, new carpet, kitchen renovation and maybe a bath renovation.Most of the comps within a mile radius are 3 bed 1 bath.

The downstairs carpet as well as some trimming & cabinets are ruined and will be replaced by the plumber's insurance.However, the sewage seemed to seep through a wall and into an adjacent room.  

Walls and floors are 90% but bathrooms, kitchens and carpets will all need replaced.

Things like patch holes, professionally wash carpets, etc. 

Close only counts with horseshoes, hand grenades and stretching carpet. 

You are allowed to enter a property for an emergency and dealing with sitting water is definitely time sensitive. thanks for your reply, the sitting water have been rectified, the only thing left to do is to replace the baseboards and the carpets. 

Or should I just install carpet?

Need to get home ready to rent so looking to have most walls and base board repainted.For flooring, need to replace carpet in about 1700 sq ft of the home.
