Total fourplex upgrade cost would be around 35k on high end, this includes new flooring, gutters, electrical, cabinets etc.

But the appraiser determined that the 60k worth of flooring, cabinets, and appliances would not increase the value of the 3 fourplexes and therefore the current value and the future value were both $1,065,000.

We had a contractor come in a do 13K worth of remodeling on the inside added LPV flooring/paint/new cabinets/new counter tops/new appliances.

By renovating the house and cleaning up the property. new water piping and electrical, insulation, sheetrock, & roof. lighting cabinets and plumbing fixtures.

Had a tenant report a water leak from upstairs into new kitchen cabinets.
