So far so good, just make sure the certification is from an engineer and that they are bonded and insured with an insurance company with veru deep pockets.

The cash flow you collect each month can give you a decent rate of return, and in many cases better than most other investments out there (i.e. stocks, bonds, and mutual funds).Also, don't get hung up on the "50% rule" and "2% rule" because that does not work the same in all markets.

Kyle you could put the rent in an escrow as long as you let the landlord know in writing, and the escrow is a license, bonded, insured, and have E & O and the landlord could also sue the tenant for non-payment of rent per agreement, and it would be up to a judge to decide who wins.Joe Gore
