When I have paid for BPOs from nationals, I've gotten some real losers that won't get out of the car to check anything out.Personally I take the time to build the relationships and build teams in the cities I invest in.

I love the Westland / Redford /wayne /garden city area.

They are in Indy, Charlotte, Dallas and Kansas City.

My best friend from high school who I still communicate with on a weekly basis goes to school in Dallas currently, so I am beginning to voice my interest in the area and accumulate knowledge of the general status of Dallas as a city.

My biggest concern in locking in liquid capital in an account for a year with the possibility of "no deal" and having the ability to invest it somewhere else.Any thoughts or insight would be greatly appreciated.  

Go to REI meetings and start networking so that the biggest players in your market know who you are.

My biggest concern was selecting the correct type of financing:  conventional or cash. 

I have been scouring my area of the Twin Cities, MN, which is really hot right now!

Depending on the town/city and the property use, you might have to have things like certifications for smoke detectors, CO2 detectors, and fire extinguishers.

I have tried to do research, I can't find any permits were pulled for the electrical through the county at least, but will call the city on Monday.
