We repainted the cabinets, added all new stainless steel appliances (most were given to us through various deals we struck with people), granite counters, all new flooring and carpeting, painted all walls and ceilings, put tile in all bathrooms, replaced all the ugly lighting fixtures and door knobs/accessories.

In 2009/2010 I did $29,852 of improvements including interior paint, carpet, remodel kitchen/bathroom, new AC/Furnace.

In the same unit I will upgrade the bathroom.

Also planning on turning a separated bathroom into two full baths.

Hi Guys,The bathroom that I am fixing up (only 30 sq ft) has a large tub, and a toilet in it currently.

it has 3 beds and 2 bath , the kitchen needs remodeling , the bathroom needs work , and just overall everything needs work BUT im thinking if its 50,000 now and i high ball the repair cost to 40,000 thats still 90,000 and i assume if it sold for 120,000 at some point it can come to 120,000 again . me and my buddies are wanting to get into this property to get started and get our hands dirty to see what this is all about .im open to opinions and criticism i just need advice really . 

Is 2 bathrooms a necessity for places with 3br or more or do 3br/1ba rent just fine?

Between taking out walls, renovating a bathroom, adding a bathroom and finishing the basement, I have turned the property into a cozy little house.
