My wife and I can barely afford a rental here in the SF Bay area so I've been looking at OOS options. 

It also has a unique layout compared to your typical "cabin" in the area (ie. it has multiple public rooms and very large bedrooms vs. one great room and bedrooms barely able to hold a queen bed and a dresser).

I drive for dollars, Craigslist, word of mouth but I can barely generate 50 leads per month that way so my guess is that we are accessing some sort of database to get letters and then drilling down to the desired area, property type, etc.Any advice?

That would barely cover mortgage with $30k down...however house rents start at $2500.

If your mileage differs, then you should do it.If people are willing to play the lottery for the bare OPPORTUNITY to apply for an apartment, that's their business.

I've found most of the reliable mom-and-pop shops barely have an online presence. 

To clarify, that  of 15-25k estimate is just for bare minimum to build kitchenette.
