I am getting set up with wholesaling, and wanted to get your opinions, as investors who are purchasing assigned contracts from other wholesalers.I have read that it is beneficial to closing the contract with the seller to have a very brief contract written in plain english as opposed to the longer official state contract (TREC contract in Texas).I have drafted a version of this wholesaling contract, it has two or three clauses that will protect me in case I need to get out.

Assuming you have signature authority for your LLC, your initials should suffice without any additional info...at least that's what I've always done...

.:)What I am confused about is this national moratorium only for those properties that have been foreclosed all ready and sold via REO Brokers that are going to be stopped from selling them as Reo properties.Or does this also refer to any pre foreclosure properties that are on the brink of being foreclosed, not sure if this is true or not and if it is true that they are not going to foreclose on anybody for a while till this messed is cleared upBottom line can i and other short sale investors still continue to proceed here going after pre foreclosure deals or should we stop and start going after motivated seller types of leads.Where can i go to read up on this at some authority real estate site to understand what does all this mean to me and other investors.thanks...edwin

I spent all of my savings to close on my condo, but I do a few side businesses to make money such as flipping cars, so if needed I could get together a couple grand within a month or two, but it's not my "official income" and is not shown on my taxes.

Bryan- a SCN is a Second Credit Number, I have the ability to add Authorized User Accounts with 5-10+ years of history and positive payments.I have lines that can post on Personal or Business it just depends what my clients request.

REO's and short sales you have to double close, so those are a different category.The bottom line being that if you are wholesaling in Indiana, you need to seek competent legal advice about doing assignments solely because of this specific case.Also I talked with the Indiana Attorney General's Office and they wouldn't give me any straight answers on the issue (which I kind of expected) but they did send me over the official complaint, judgment, and punishment.
