To answer the OP's original questions---it depends...If you used the 50K in the traditional sense (90% Lender 1st + 10% down payment), you could potential qualify for a 500K loan amount.If you used the 50K with seller assistance (75% Lender 1st + 20% Seller 2nd + 5% Down Payment), then you could potentially qualify for a 1KK loan amount.

I have never taken out a loan (not a legal one at least, I did borrow $1,500 from my folks once and paid them back every cent of it.)

If you've got the capital to do the deal for cash, why would you even consider borrowing to do it?

Then locate a property that fit's your profile.....i.e. 100% LTV, 97% LTV, 95% LTV, 90% LTV with seller assisted financing....ect....Once you know what terms you qualify for it makes the property search much easier.
