1) I use 3 times the rent to be eligible to rent  this is a HARD number and I don’t go below it ever  because it is 1/3 the gross salary of the individual which is customarily the amount recommended for owning a home or any budgeting classes or lecture or anything   So for me this is the pass fail item   If I can not verify the amount then it doesn’t count as income  2) I use 600 for a credit score minimum in my advertisements, however my tenant pool is typically 525-600 scores.  

If we didn't have to list it and had no advertising fees etc we could do it even lower

If you advertised this a lot in the market before selling, it tells that you were intending to sell this since the inception.

If you're okay with the turnkey concept (meaning you've gotten past the obvious downside), the less obvious downside that I've seen with myself and with other turnkey buyers is that turnkeys are advertised as being hands-off rental properties.

As others have mentioned, you could bring in partners for the down payment cash, or, since you think you can pick this building up for a bit cheaper than advertised, do you know what it's actually worth?
