For instance, early on in my investing I partnered with a guy on several rentals and contributed $0 by being the boots on the ground (I provided the off-market searches for property, project and property management, and all day-to-day tasks to keep up the property).

When gain experience and too busy to handle all leads/clientele you hire an assistance or become a broker and hire a buyer agent to take load off you so you can focus more on listings.. and if more adventurous hire more agents and staff..

For one, it will be a difficult task to raise capital from experienced accredited investors (a requirement of a 506c) if you don't have a track record to lean on.
