But it comes down to whether we should install the owner's meter (and we would STILL have not a single circuit on it, since I am sure that these tenants would try to rig it so that they can steal electricity from any circuits running from it), and risk pissing off the building department, or just not appeal it and install the meter.And yes, they both posed as leaving a terrible prior LL who refused to repair anything.

For now, I have been trying to absorb as much information as I can (the podcasts, articles, beginner's book, etc.) as I have absolutely no prior experience in REI. 

While FHA does have some safety and condition requirements, if they can be repaired prior to closing, that is acceptable. 

Contact the HOA and ask to see a budget and reserves prior to buying.

Some L-T laws require notice to be give XX number of days before the end of the rental term (for MTM that means prior to the end of the month) and others XX number of days prior to the date when the tenant intends to vacate. 

Online it looks like a month prior the house was pending buy it fell through?

I'll talk with our tech guys about cleaning up the messaging on the emails so that's more clear.Also, I want to be clear that we do not ever touch investor money prior to closing.
