If it does they could be liable for the difference between what is owed (including added bank fees) and what the house eventually sells for….there goes the 1031 money.

Some PM's charge a "lease-up" fee of one half month's rent to cover these costs (bad deal for owner), or they will charge the owner actual ad costs (just watch out for the size and frequency of ads!)
