Advertise well (don't be cheap, pay for top ad on Kijiji at least), do a comprehensive screening process, include a credit check (not a free one, pay for it) and ensure you're only renting to people who look really good on paper.

Lots of stipulations can be added into an owner financed deal to squeeze the buyer. 

This becomes a short term road block for those who have added value very quickly or purchased way under market value.  

Some folks like the volume that MF can bring immediately, as opposed to the slower growth of adding one SF at a time. 

Hopefully the Seller is willing to work with you, and you can make a deal similar to that...also I would make sure I put a 180 days until close in the contract plus 2 - 90 day extensions.

If we don't close Monday, we'll have to pay for an extension for a rate lock.An issue has arisen with the sq. ft.- the realtor (who represents both buyer and seller here), listed the home at over 15% above the actual square footage.  

I've also come across the "Bkper Sheets" extension for google, but it does not seem to be geared towards real estate.
