I have been involved in some minor legal issues and my attorneys advised it isn't worth it to sue unless you have a good case and the damages are over $25,000.

@William Brock I can't say specifically how well these do, but we have lent on numerous VRBO type properties on Canyon Lake recently, and those borrowers seem to be doing well, so other investors are doing just what you're talking about, for what it's worth

You must have 80%+ of your net worth in real estate pre-prediction.

The agent likely has an idea of what the property is worth so keep that in mind . . . of course there are always gems that agents overlook to get it listed. 

On flips, we don't find pushing that envelope worth the added liability if someone finds out that it's not a legal bedroom.
