I’m in Michigan and I’m not sure of the LLC creation process. 

I've heard Wolfgang Croskey talk about it as well, as well as some other people in the Residential PM space.Surveys might do the same thing, but I don't know enough about NPS to talk about it.

Are the current Property Management softwares outdated?

I know quick books will work but I was curious if there is something out there that already has all the detailed costs input where I would only need to add the basics about the property.

The difficulty in finding tenants is determined by the desirability of the location, the property itself, and the amount of rent you're charging relative to other rentals in the area.

This one is different as it uses wood slats instead of the metal wires but all the reviews are pretty positive.The only issue I would guess is dust collection on the fabric headboard.

Scenario: The investor owns 10 single family homes acquired over the course of the last couple years.

He recently went on a family trip and has not been at the house for the past month.
