I have worked very hard negotiating with both the bank and the seller to come to the terms I am at and view this as a deal that wont happen very often in the real estate game. 

So I just lost a round in this game with a 7 year old fridge that was failing to cool but was clearly not the compressor.

What is going to be your niche in the REI game?

My background is in transportation logistics, so managing tons of moving parts and being ahead of the game is at the core of our business model.

Although I suspect that's how/why I found my way here -- trying to learn about this whole game.

@Angel McClinton, I'm in the game on fourplexes in NW Houston, specifically Cypress and Spring. 

So I opened Excel and had no idea what to do, so I went to YouTube....there IS A WHOLE PART OF THE INTERNET DEDICATED TO YOUTUBE VIDEOS ON MICROSOFT EXCEL. 

I say why would I stop playing this real life game of Monopoly?

Start watching YouTube videos, read The Millionaire Real Estate Agent by Gary Keller, go to real estate meetups and ask real estate agents questions, etc.
