So during the option period and i am collecting rents from both units, I'm pretty much a landlord because utilities will have to stay in my name because the duplex has one electrical service and heating boiler.

With a duplex, I will have a place to stay while I rent the other areas out. 

Some HOA's can be way overboard but those are few and far between.You might want to stay away from older houses and lower income tenants.

If you think you’ll stay in TN a long time you can buy cash flow rentals in Memphis and long term appreciation rentals in Nashville.
