Ideally, the property is a SFH up to 4 units and in a decent or better area.

Ask how many units they manage and how much experience they have.

Hi Scott, I have 2 rentals that I self manage and am really happy with Lodgify to coordinate messaging, sync calendars etc. 

One of my properties is a mixed-use building with 4 apartment units and a convenience store.

You move you're stuff into temporary storage and then move it back into your new property. 

One unit is updated and the other would need to be updated while we are living in it.

Once that's done I won't stop but at least I can look at small multi families before looking at bigger unit buildings. 

Self Storage has done well but bigger money and its a small business.9.

You've got potential issues with noisy neighbors near you and flooding risks from units above you.

It may be tough to find a property manager, and I would expect that you'll have a few additional fees when it comes to the rent by room strategy.I'd encourage you to think about managing the property yourself when living there as the landlord, and would be happy to share some of the do's and don't's that I ran into self managing a few house hack properties.
