Plenty of wealthy people go bankrupt.I have had many applicants with high paying jobs, clean records and terrible credit histories.

How will I know if it is a clean title in order to close?

It is clean and bright and welcoming. 

I had 3 people that lived there that did turn cleaning,, so they were ready,, i supplied all cleaning supplies.I stayed in contact with the tenants,, so if anyone was planning early out I got keys asap.and we got in to work.

I don't need the renno to be complete when my family gets in but I need the place clean and ideally floors done.  

I know the market is hot there but I have not had any bidding wars.. most stuff I sell before completion but offers come in a little under list routinely and we counter to list or higher if they want concessions... ( this of course is new construction infil in the 450 to 650k range there in Charleston)

He was 150 below market but super clean and kind.

Looking at how clean the inside of their car is when they pull up, how they introduce themselves, and the little nuggets of information they slip and say during the showings tell me a lot. 

The amount of stuff and trash left behind is much higher then the CFK would allow for clean up.

If you go in and see that the house only needs a deep cleaning and some carpet.... well your 147K figure is way off on repairs.
