Find a duplex or MF property, buy it then rent out a unit.

you are looking at do you get more for in unit washer etc. or other amenties.

This tenant has ignored my warnings - to stop smoking in the unit (multiple times), having unauthorized guests in the unit without my permission, have spread rumors and lies about me throughout the neighborhood, and have ignored my texts (only method of communication).  

@Suzy Farman my market is so hot I typically only need 2-3 weeks because many people are either living with family or already have a replacement tenant ready for their current unit upon move out.

Some of our students have discovered that they would agree with you in that they like to physically touch, see, and feel their investment, and are ok with owning just a couple of units.

Maybe they're better, maybe they're worse, but they'll sure as hell be paying market rent.Send tenant a note today:Dear Tenant,We have concluded our research and feel that the current market rent of this unit is $3,500.

Or do I  open any saving account with all 3 units ?

Also, setting up one of the units as a medium term or short term rental to increase income.
