Or it might go like hot cakes because lower income individuals want to get in the nicer area, but then you have to deal with lower income tenants, without the financial support of Section 8.

Other than that, you'll have to check regular maintenance items (i.e. roof, heating and air conditioning, plumbing, flooring, etc).

I'm assuming you're looking in OKC, but for Norman/Moore OK I've liked Norman Heating, Air Conditioning and Plumbing.

When was the roof, HVAC, Hot water heater, windows replaced?

I’m looking to add heat & cooling some kind of way but the only thing I can come up with are doing mini splits in the bedroom & living area which will probably cost around 3k + , another thing I thought about was just focusing on the heating part since the basement usually stays cool even when it’s super hot out in Georgia .

As an agent, the main leads you want to focus on are the HOT leads (FSBO and expired) and the warm leads (personal circle/sphere of influence).
