I still like listsource.com, and old school driving for dollars (with new apps that streamline the process of course).As far as message goes, I try and keep it straight forward, and let my mailers build off of eachother so I'm not sending the same thing every time.

People want to buy and move when their kids are out of school and when the weather is nice (although in Orange CA it's probably always pretty nice).I would probably sell in the summer.

It's a newer condo so repairs are minimal (appliances here and there and a plumbing issue here and there).it's in a good school district so it should always be easy to rent, but value is very flat so appreciation looks like it'll be minimal moving forward.Thank you!

The only common scenario where we’d recommend buying a condo as an investment is if it’s going to improve your life in some way (you plan on retiring there in the future, a kid will be moving in the area in a few years for school, etc.).

I had 6 in Madison and they were stellar you get the crem d la crem of renter in Madison.. its the best school district so you can really pick and choose tenants have been so good there i did not need management..
