You own the land, no HOA (possibly), no special assessments, more privacy for guests and land is always worth something.

In addition to this, I plan on having featured guests come and speak about a specialized area where we would all benefit.

If your wife is the individual claiming RE professional status, she will have to have written documentation to show that she meets the requirements for the designation.

The rest is based on our point system.Our Criteria:We do not deny housing for race, color, religion, sex, national origin, handicap, sexual orientation, marital status, or familial status.We do deny housing to individuals: when the application is not complete or accurate where there is not sufficient income/resources to pay rent and livewhere there is poor prior tenancy: evictions, violations, damage to rental property, poorly handled move outs, amounts are still owing to landlords or utilities.Criminal activity is at our discretion depending on severity, number of convictions, and how long ago.

They are technically not guests anymore and cause additional wear and tear to the property 

Well, yes, but I plan on those being covered by the guests when they book, so that cost will cancel out.
