What do their calendars look like, what is their nightly rate and amenities they offer.Look at the pricing of places you are interested in and run some numbers. for get STR in Vegas go mid term rental  those will bring in basically as much if not more than STR with not nearly the hassle and  such..

In this case the buyer is asking for the seller to concede the difference between the sales price and the appraisal price. 

If you are going to also conduct business in the outer boroughs, Long Island, Westchester and Rockland, then you'd need HGAR. 

Would this just include all LLCs (since all LLCs are corporations), or do they specify an LLC with specific criteria since by corporation they mean non-LLC corporations?

This home was very unique for Evergreen in that it was perfectly set up for a house hack, and it is super rare to find them in Evergreen.

Banks aren't really in the business of lending to real estate investors anyway...they focus primarily on "operating entities", but they can be done.
