Found the deal through the MLS.

I have not found a contractor to look at it yet and this is where I should be working on soon.

Im analyzing deals and found a duplex 4 bedrooms 2bd in each unit.

I found this duplex, which seem like a decent deal on the surface, but how can I turn it into a great deal. 

I've found a duplex that has good (but not great) potential cash flow.

I found that , yes, I saved on taxes, but that maybe without the time pressure of those 45 days, I could have sat back and maybe found an awesome deal (instead of just a good one) , that would have ultimately created more profit for me than what I have saved on taxes.
