We often find opportunities to make Conventional work, which means a rate that's likely 1% less, no prepayment penalty period (most but not all programs have such), less risk of the deal falling out due to a low rent estimate from the appraiser, and less chances of your offer getting rejected due to it being "other" type financing.

I was told by the Trustee, I could finance the condo instead of buying it with all cash.However, since this is auction property and doesn't allow someone to do inspection from inside most of the lender are suggesting that get a hard money loan instead of conventional investment loan.hard money loans are expensive (12% to 13% + origination fees).Does anyone has done this before with conventional investment loan where you don't do the inside appraisal.or any recommendations for lender who can help achieve this?

My question:If I were to seller finance and then raise private capital for the rehab, how would I pay back the lender loan other than chewing through income from the rentals since I would already be paying the seller on the finance?
