For me I'm not a fan of the 30k house.

Some of the best tenants out there (with the best scores) will be cognizant of the differences between "hard" and "soft" inquires and prefer not to apply to multiple rentals whose landlords use the "hard" hit process.So by doing hard hits, you may actually be missing out on some of the better tenants that don't want hard inquires affecting their good credit.I've had over 1000 tenants, and done both methods in the past, and am now a fan of the "soft" inquiry method.

It is very difficult to properly ventilate a 100 year old home so make sure fans in the bath and kitchen are operating properly and being used as they should be.Other than that I would be strongly suggesting to your tenant that they move.

If a fan breaks on your California place, where is the money going to come from to replace it? 

I have never been a fan of automated withdrawals myself, especially when it's such a large withdrawal.  

I'm not a fan of efficiencies, but I do own a few here in California and they do seem to stay rented.

I'm a numbers guy so the lure of doing that tracking myself is enticing, but i'm not a fan of duplicate efforts.  

@Katy Shearer I am a fan of wholesalers but I never want to see anyone get in trouble.My understanding for the state of FL (please do the research for yourself to ensure accuracy) you have to have intent to buy and the capability.
