I highly recommend the following:The Richest Man in Babylon (a basic primer on saving and investing)The Total Money Makeover (especially if you're in debt)Rich Dad, Poor Dad (for mindset, especially)Money: Master the Game (great for investing basics)The Big Short (to learn insight into how the Wall Street casino really works)I Will Teach You to be RichAnything by Jim Rohn (he has numerous books and there are videos of his speeches on Youtube)Market WizardsI would also recommend all the books published here on BP for real estate knowledgeIf you can make it a habit to read constantly (maybe set a daily goal of even just 30 minutes), I have no doubt it will change your life for the better.

Bonus points if they own rentals that are managed by someone else so they understand pain points from the Landlord perspective.

I have been hesitant about parking my cash in any one particular asset, but I've been maxing my 401Ks and with a big bonus recently, I have about 250K~ in cash and not sure where I should be putting itI currently have an income producing property in a major HCOL urban market at a 2.6% interest rate and produces about $1k/month in profit.

I already know that most investors are going to say to stay away from a property with a septic system, but I bought this property for the land, 293 acres, and the house is a bonus so trying to make some income by renting it.

The added bonus doing it within a Portfolio loan instead of a Fannie Mae loan, is that you would have easier qualifying on the income of the property with the right lender.

I've heard @Brandon Turnermention in one of the BP Podcast that buying a rental should be based on cash flow and the appreciation, if any, is a bonus but shouldn't be counted on.

Six months ago I referred 3 people who started private rooms making $3000+/mo on the platform each (3-4 bedrooms listed) and didn’t get any referral payouts because they were only giving bonuses to signing up whole house rentals.
