Hi @Sara Donohue, how long have you been self-employed and what reason do lenders give you for turning down your application?

My new guy is someone a family member used and has been happy with, the guy literally texted me last night at 8:40 pm a video of him putting the permit application in my mailbox at the property. 

If you want to hide your address here, you can generally set up a mail box with a UPS Store, and use that.You can get a fake ID in some other name and if there are plenty of pics of you floating around the Web, claim you're the owner's cousin to explain the physical resemblance.But generally, if you're self-managing and dealing with a situation when you're renting out single family and residential small multiplex (up to quadplex), this kind of thing isn't a good idea.

Wanted to get some thoughts and feedback on the landlording software / applications that are available such as the Realtor Avail or Zillow Rental Manager applications. 

I’ve got one rental of my own where this stuff has been down for over 5 years and is showing no signs quality issues.I also buy some vinyl flooring planks from a local lumberyard/hardware store here in WNY with about 5 locations.
