The insurer looks at the potential tenant profile (job history...) to filter qualified tenants and a landlord could reject candidates if they don't qualify for rent insurance.

What I don’t understand is that there is one loan that has never had a payment made and it is finally going to court a year and a half later.

The only variable is the mortgage and a $10k swing in either direction doesn't seem to move the numbers much.

I ran through the house with an inspector and a contractor to get an idea what we were in for and figured overall we needed to put about $50k into a rehab (this includes contingency $ just in case).

I have had great success with HA as an owner and a guest but  they seem to disappoint more often than not.

They also have a monthly Saturday morning coffee meet up and a Cash-Flow game meet up that meets in Yucaipa.  

Go to a used camera store and get an older Nikon D80 and a good used lens.
