pid=2107Houston Real Estate Highlights in July, 2024:-Single-family home sales rose 1.8 percent year-over-year;-Days on Market (DOM) for single-family homes went from 42 to 44 days;-Total property sales were down 2.1 percent with 8,969 units sold;-Total dollar volume increased 4.4 percent to $3.8 billion;-The single-family median price increased 2.9 percent to $350,000;-The single-family average price rose 4.7 percent to a record high of $445,440; -Single-family home months of inventory registered a 4.3-months supply, up from 3.1 months last July;-Townhome/condominium sales continued to decline, falling 19.5 percent, with the median price up 0.7 percent to $221,500 and the average price declined 0.8 percent to $261,123.

In the old days, I would advertise in the Fresno Bee, and in the local freebee advertising rag.Nowadays, everything seems to be going online. 

Here I am years later, 3 in escrow.

Many investors from California are choosing to invest in the Midwest because of the low barrier to entry and yearly cash returns making more sense in these lower priced markets.

Fast forward 4 years later and I had the epiphany that I can use the significant amount of equity in my home.

I have had an STR in Ellijay, GA for about a year.

I know I can acquire them, get them running well, and SBA 504 refinance them in 3 years.

In the next year, none of the lots sell.  

Here is my situation:- I'm a W2 employee that earns north of $500k a year- My wife is a stay-at-home-spouse- I'm looking to buy ~ $1,000,000 in STR Real Estate by the end of the year (as an investment and to offset my tax bill)I'm fairly well versed in the rules surrounding using STR to offset active income.

Cash flow is solid, tenants just signed on for a second year after I increased rent 100 a month.I'm looking to use this as a platform for more investments but am having trouble figuring out how to finance other deals in the area.
