MH parts are not like fixing a apartment or house.. they are not available at home depot.. which makes maintenance tough and not fun.Also for ME PERSONALLY I would never ever buy a park that was not on city water and city sewer..

@Benjamin Thompson I'm closing on a house today in Old Colorado City, and will be moving there next month.

Be cognizant of the fact that the city is a crap hole though and while you may have ok tenants, you also run the risk of having bad tenants. 

You should be able to get better information on crime areas on the city-data website.

The major hiccups I am having is with city code.

I am not familiar with the zoning boards, but have heard they can be very political despite an investors best intentions for the property and neighborhood.Illegal duplexes exist all over the city, and I’ve heard that continuing to use it as such is less of a risk due to the lack of enforcement by the city.

In Baltimore City for example, 1/3 of the city is reassessed every 3 years.

This could come from the state, city or even large employers.
