The few I have been looking at are close to a military base which mean there really wont be a shortage of renters as there will always be the influx of service members looking for off base housing and offering a good place to live is always a plus.

At the time, this neighborhood was redlined, and the property had recently been sold from the federal redevelopment agency after completing a nearby freeway and hospital project that bisected and essentially destroyed the historic neighborhood.The before/afters aren't very interesting unless you call an in-kind roof replacement exciting!

im relying on my contract to do a lot for me as well. can i just write in the contract that the seller pays for the search with a clause that if any issues are found and not addressed before the contract end data the contract is void and does not renew. is that a good exit strategy or do i need something else to protect my self from deals that wont work out and unnecessary out of pocket expenses.

Come to think of it, I don't see mold spores being melted or destroyed by sound waves at any frequency, maybe an LRAD, but not some low voltage ultrasonic thingy.

You dump all that water onto brick/block concrete or asphalt with a freeze thaw cycle and it will most definitely destroy them in no time at all.Florida doesnt have that issue but wasnt what I was thinking about.
