lol with real estate, I am always working... even when I was in my honey moon away in the mountains(I was in the middle of a deal, my new husband had to drive me around to find internet and cell phone receptions) He has planed our honeymoon months before the wedding but he changed the honeymoon plan so I can have my deal.

Each year we pay thousands of dollars in state fees, board dues, continuing education, MLS fees, buy signs, buy business cards, pay for marketing, expenses, cell phones, car, gasoline, TAXES, etc.

At some point all tenants needs credit and if they aren't paying their rent then then they will feel it when they try and get a new cell phone/car. 

With this in mind, our current plan of attack is to focus on buy and hold investments, both single family and multifamily properties (whichever is the best deal, really).

We give the tenants our office number and all our personal cell phone numbers.

@Jonathan TrimboliFirst see what main software(s) you would be using, whichever system it is compatible to, you have no choice but to go for that.

So maybe I’m not qualified to answer the question of whether successful people participate in forums such as this because I’m not successful.Heck, I’ve only bought $300 million or so worth of real estate, and here is the view from my office as I write this:Sitting in this very spot over the last two weeks with my laptop, iPad and cell phone my team has toured over a dozen multifamily properties.

From listing, to application, to communications, whichever platform allows a seamless and interconnected experience.

No cell phones,etc.
