I've been trying out looking through facebook marketplace, craigslist, and propstream to find potential leads, and I've put up a few flyers in neighborhoods, posted ads on craigslist, and I bought 20 bandit signs (but I've only put up 5 though because I want to see how many are taken down by the end of the weekend, because I can't afford to buy any more right now).

My main fear is buying a second job as I work full time currently - I don't mind devoting nights and weekends to build the business but as passive as possible while getting 15%+ COC ROI is the vision. 

I ended up needing to borrow more money, and I worked on the house almost everyday in the evenings and weekends to get it done.

@Michael Brown absolutely 100% I use mine for something related to my rental business just about every weekend.

I told them I was putting a five-day notice on their door and she said her family was moving their stuff out that weekend.

If I were you, read as much as you can, reach out to as many investors, agents, brokers, etc in your area and ask to shadow them for a day or weekend.

Many people in this industry do not have a full time job in real estate, but are just doing it as a side business or on the weekends when they have free time.

As others have mentioned, a lot of neighborhoods can vary street to street in terms of "sketchiness" - highly recommend coming and visiting for a weekend, you can easily see the city and get a feel for neighborhoods over the course of 2-3 days.
